Inventory Make
An Inventory report is a complete record of the fixtures, fittings and décor of a property. The report provides a methodical, accurate account of the property from the front entrance through each room, and can include any outdoor space. High resolution, digital photos of each room provide a quick overview, and additional smaller images highlight items of value, interest and damage. A document listing all the spaces in a property, including the garden and outbuildings if appropriate, with a detailed description of the condition and contents such as furniture, appliances, decorations, curtains etc..
In the case of fully furnished properties, all items of padded furniture are checked to ensure compliance with FFR Labeling – The Furniture and Furnishings (Fire) (Safety) Regulations. Any furnishing that does not comply is brought to the attention of the landlord for their action.
This inventory is agreed by the tenant at the beginning of the tenancy and is used at the end to check for any changes, deterioration and other dilapidations.
An inventory should be made shortly before the tenancy commences and the property should have all modifications and refurbishments completed, appliance testing certified, be clean, tidy and ready to be occupied.
We will complete your report within 24 hours of the visit - and a PDF report will then be emailed through to the instructing principle for you to print off prior to checking in your new tenant/s, if required bound presentation copy/s can be purchased at an addition cost and posted to you.

Check-In
A Check-In report combined with an inventory creates a report specific to a tenancy. The check-in examines the property on the day that the agreement begins, the report will note the condition of furniture and fittings. Meter readings will be noted and a photograph will be taken to guarantee accuracy.
The new tenants will be asked to sign for any keys they are given and we will walk the tenants through the property, highlighting any issues as we go. A Check-In provides a schedule of condition of the property and sets the standard at which the property should be maintained and returned at the end of the tenancy.
The managing agent or landlord should make a copy of the Gas Safety Certificate available to Lock Stock Inventories on or before Check-In day.
Due to our investment in modern technologhy Lock Stock Inventories are now able to offer a concurrent Check-In service to run immediately after the Inventory Make. This is great news for both landlords and agents alike, as it means you will no longer need to print off endless reports, saving you vailable time and money. We will conduct the Check-In on your behalf, making admendments to the inventory report on our handheld computers as we walk the tenant/s around the property, once the tenant is happy we will get them to sign electronically and email the signed report through to both the instructing principle and tenant.

Mid Term Inspection
This is a brief inspection carried out at regular agreed intervals during the tenancy to ensure all conditions of the tenancy are being adhered to and that the property is being well looked after, within the bounds of Fair Wear & Tear. This should be carried out with the tenants present at a time convenient to all parties with adequate notice given.

Check-Out
A Check-Out report takes place at the most important point in the tenancy - when your tenants move out. The check-out compares the condition at the end of the tenancy to that on the inventory and check-in reports. Each room in the report will have a complete overview, photographs and a detailed description of any changes that have occurred during the tenancy.
We will assign liability for these changes to either tenants or the landlord ( maintenance) or to fair wear and tear. The report will also note all final meter readings, compares keys returned to keys provided at the start of the tenancy and takes forwarding contact details for outgoing tenants when possible.
